We have modified the way we provide home consultations so we can offer exceptional value to more clients. Realtors (and home sellers) can now reserve a Home Consultation for a Lived in Home for only $150.00, offer expires 5/1/2013.
Our newly revamped consultation process will provide home sellers with the following information:
• Learn about a buyers expectations – what they like and don’t like.
• Techniques on where to save money with the preparation process.
• List of priorities including repairs or updates as needed.
• List of reliable trades to help them with their specific needs, if requested.
• Paint color recommendations.
• Style and décor direction if needed.
• Room by room details
• Furniture placement and general floor plan adjustments.
• Hands on assistance if time allows.
After a 2 hour review of the entire house, home sellers are ready to tackle important staging details that will gain them more money in the selling process. We can also assist sellers with other services and support if their project is bigger than they want to handle on their own. Now that the market has improved it is important to not give away equity!
It is our goal to support savvy Realtors who want to set themselves apart from others. When Realtors add home staging as a marketing tool for every listing they are sure to win more listings; and ultimately get those listings sold faster and earn more money. We are happy to explain how the process works, and show you how to earn more listings. Call us today to learn more and speak to a staging specialist.
If you know of anyone who needs our help, please share this offer to your friends or family who can benefit from our service. We are here to make it easier to get your house ready to sell.

Ultimate Sin – Painting Wood Paneling
For all the manly men reading my comments you may want to pass over this post. I have created the ultimate sin. I painted wood paneling. I must confess, I did so without any hesitation or remorse. By doing so, I brought this dated sun room into this century.
By keeping the paneling we kept the vertical bead board appearance, by adding color we freshened and brightened the space. This is another cost effective strategy used for a quick and inexpensive update. This is a great weekend project.
So my question goes out to all of those who feel this is a cardinal sin, what do you think now?

Decorating Tip
When decorating it is a good strategy to use fewer larger scale items versus a lot of smaller scale items. For example; one large piece of art will usually be more effective than several small pieces scattered about. In this photo, we grouped several black and white prints of similar theme to create the same impact as one larger piece. This makes use of favorite pieces without compromising the need to have one larger scale item in the room to anchor the space. Result is interesting and effective.
Expanding Services to Commerical Clients
Impact is proud to show how we are expanding services to commercial clients. This is a local real estate office we helped re-design.
The conference room and accent wall which serves as a focal point were given a textured rice cloth paper that complemented the company logo.
We used a pencil slate with absolute granite to make over the large reception desk.
Fresh paint and decorative touches added a new energy to this great space.
We thank the team at Coldwell Banker in Plymouth, Michigan. , for allowing us the opportunity to re-energize their work environment!

Another Amazing Makeover and Success Story
This house received a total makeover and home staging which generated 5 offers, 3 over asking in just 36 hours after listing. It obtained an over appraisal value cash offer. If you are interested in seeing the house before it closes, please contact Darla ASAP. We opened up the floor plan and in the living room shown, added the stacked stone façade which is very popular now.
Yes this is the same kitchen!
We removed the wall between the kitchen and dining room to extend cabinetry along entire back wall. We did not add many more cabinets but did add a ton of functionality. Now this kitchen is ready for entertaining!
