Video Transformation Series – 2. The Living Room

In our video transformation series we show how we transformed a much lived in small house to a wonderful first home for a lucky buyer. This house needed some TLC, as well as our expert staging techniques to get top dollar. The videos shows how cost effective updates were implemented, on time and on budget. This specific property resulted in a return on investment of over 230%; the project was completed in just 2 weeks! Our seller and Realtor, and new home buyer could not be more pleased!

Living room: This living room could have been perceived as small, and oddly shaped. It was square, and had many doorways. Our goal for this room was to make the function and livability factor evident. Through staging we identified the logical location for the TV and used normal size furniture. If smaller scaled furniture was used, it would not have felt as warm and inviting. The only update in this space was removing the carpet. Even though the painting was not done in this room, it was still perceived as neutral by the buyer. By not painting this room, we saved our sellers on the painting aspect of the project.

If we had not staged the space the buyer would have seen only the flaws, and have many questions about furniture placement.
