Video Transformation Series – 5. The Kitchen

In our video transformation series we show how we transformed a much lived in small house to a wonderful first home for a lucky buyer. This house needed some TLC, as well as our expert staging techniques to get top dollar. The videos shows how cost effective updates were implemented, on time and on budget. This specific property resulted in a return on investment of over 230%; the project was completed in just 2 weeks! Our seller and Realtor, and new home buyer could not be more pleased!

Kitchen: Kitchens will make or break a sale. The decision was made to add a new kitchen because of dated elements, plus the lack of function of the old layout. The new layout and design elements added (in my estimation) over $15,000 of value for a buyer. This was obviously the biggest part of our rehab budget, but obviously well worth the time and investment. Creative use of in-stock and quick delivery materials enabled us to complete this new kitchen in only one week! Project included in-stock cabinets from Home Depot, and budget granite counter top provided by Kurtis Kitchen, and a fashion paint color. Budget did not allow for appliances to be added, but we did add a dishwasher since this is an important selling feature for buyers. This likely would have been a deal breaker for most buyers. We compromised by not adding all appliances, and by re-using existing floor.
